Choosing the right real estate agent.

Q:  I have signed an Exclusive Right to Represent Buyer Contract with a real estate agent.  He has not been very responsive to my inquiries and I lost out on a couple of homes where I was not even able to submit an offer.  I recently found out he is working another job and I have become frustrated.   What can I do?

 A:  Buying a home should be one of the most rewarding and satisfying purchases in your life time.  Having a full time dedicated Realtor to manage the transaction is extremely important, especially in today’s real estate environment.  Before selecting an agent you should seek referrals from friends and associates, develop a criteria important to you, and then interview several agents until you feel comfortable with their experience, knowledge and personality.   You should work with an agent who gives the business their undivided attention.  I am assuming you have entered into a legally binding contract where you have agreed to work exclusively with the realtor.    The agent has an obligation of several fiduciary duties including but not limited to loyalty (the agent will only in the client’s best interest), obedience, and reasonable care.  All contracts, whether listing or buying, are with the Broker.  I recommend you have a discussion with your agent and let him know what your expectations are in locating a property.  If you are not satisfied and cannot come to a reasonable solution you should contact his broker.
